Development area in Mossley for sale

AN AREA of land in Mossley which could be the site of a 55-house development is up for sale at the price of £3 million.

Tameside Council approved the construction of the properties on its former base on Scout Green, by Manchester Road.

But now the area is on the market with the seven-figure price tag.

Scout Green, a company involving Derek Lilley – founder of restaurant Piccolino – and with links to Saddleworth, won permission to develop the area.

However, it will now be done by someone else after it was marketed by Stockport-based Michael Blackshaw Real Estate.

It is described as a property that, ‘provides a brownfield site previously home to the Tameside Council Scout Green Depot that had a number of former storage buildings/workshops on the site and which is situated between the Huddersfield Canal and River Tame.’

It adds: “Planning consent is granted for the erection of 55 new houses ranging from two-bed homes of 732 sq ft up to five-bed homes of 2,700 sq ft.

“On site parking is to be provided for 74 cars along with the erection of a new bridge access from Manchester Road to the site.”

Tameside Council granted the permission for 55 homes in December 2019, despite Mossley Town Council arguing it would adversely impact on an attractive natural area – designated as protected green space – which is highly valued by residents.

They also said the number of units proposed and densities are excessive and will result in detriment to amenity.

However, borough councillors voted to grant approval subject to the securing of a Section 106 agreement which would see the developer pay money to fund local highways and infrastructure improvements.

A contribution of £63,898 is to be secured towards the provision of an extension to St George’s Primary School.

And the developer will pay £50,000 towards improvements to Egmont Street link path and infrastructure through Scout Green and the replacement of play equipment at Egmont Street playing fields.

It will also pay £120,000 towards the provision of affordable housing elsewhere in the borough.
