PART of a Stalybridge property will be demolished and replaced with three new homes if planning permission is granted.
Dr Neil McNeill, of Heaps Farm on Mottram Old Road, has applied to Tameside Council to transform the area.
It would see a section of the existing structure, originally an agricultural building that was incorporated into the main farmhouse as an extension, knocked down, along with a concrete framed shed and a concrete block building.
If approved, they would be replaced with two three-bedroomed properties and one four-bedroomed house. All will have driveways that can be accessed from Mottram Old Road.
The current property will also have a two-storey extension, but it will be no larger than at present.
Documents supporting the application state: “The four-bedroomed detached dwelling, that is closest to the houses on Hunters Court, has been designed so that there are no habitable room windows at first floor level, on the rear elevation.
“Any overlooking from the proposed houses into those on Hunters Court will be limited, and equivalent to a view from a ground floor window, due to the level change.
“The relationship between the proposed houses and the adjacent dwellings on Hunters Court, will be no worse than that currently experienced with the existing dwelling at Heaps Farm.
“The existing farmhouse will have a new rear extension built, projecting no further back than the existing house, providing a bedroom and bathroom. This will make the farmhouse a four-bedroomed property, reduced from a six-bedroomed property.
“The development will result in the removal of some unattractive outbuildings, and the construction of three modern, energy efficient dwellings which will enhance the appearance of the local area.
“The new houses have been designed to fit harmoniously into the site and are in keeping with the existing properties, that immediately surround our site.”
Tameside Council’s Speaker’s Panel (Planning) committee will decide whether to grant or refuse planning permission.
