‘Under-utilised’ land to be caring site?

A DECISION on an application to build a block of 21 apartments providing specialist adult social care in Stalybridge is expected soon.

And those looking to construct the five-storey building believe it will revitalise an ‘eyesore within a prominent part of the town centre.’

They also believe the ‘modest’ number of properties will, ‘make it easier for residents to become familiar with their neighbours and distinguish between residents and non-residents as they come and go, positively influencing community safety in and around the development.’

Evans UK Property has applied to Tameside Council to develop the land, which stands next to the Tesco supermarket petrol station.

So far, eight objections have been lodged to the authority but documents supporting the application say they believe it will, ‘make efficient use of under-utilised and vacant land bringing it back into use for a proposal which would be appropriate to be located within the town centre.’

They also believe not including car parking at the site will, ‘encourage journeys on foot and by bicycle.’

If given the go ahead, the building will be able to help people living there – who will have care staff on site 24 hours a day – live in the community.

Documents add: “Given the intended end user in this location, it is considered that the location within the town centre is especially important as residents will not be utilising the private car and as such the access to more sustainable modes of transportation significantly increases their ability to make full use of the choice of services available to them.

“Delivery of a residential institution in this location supports the provision of much needed accommodation for residents with greater needs.

“Providing 21 specialist adult social care units in this location ensures that the services which support these end users are better able to function.


“A consolidated provision within Stalybridge town centre ensures access to services for both residents and staff.

“A dedicated facility allows for the onward management of the facility to be more operationally efficient as there is less journey time between sites disparate across the authority and oft in inappropriate accommodation.”

Greater Manchester Police say they support the application, as long as external doors are only accessible with a key fob and they are fitting with audio and video systems, windows cannot open more than 10 centimetres and CCTV is installed.

Tameside Council’s Speakers Panel (Planning committee will decide whether to grant or refuse permission, with a decision expected about the middle of this month.

  1. Why not build on brown field sites? Utilise abandoned buildings instead of destroying what little green space the town centre has.
    Tameside council are an absolute shambles. Ask the local residents what they want

  2. There is plenty of derelict land and unused buildings in Stalybridge, why put a 5 storey building, right next to a petrol station and what about the poor residents of South walk, they will be overlooking a 5 storey’s building.
    No parking??? What about these people who will be caring for them, where will they be parking? Emergency services etc, need to park. Not against the idea of housing these people, really good idea, just think that it’s definitely not the correct place.
