Book in for new use of former library

TAMESIDE Council is considering options to convert a former library after it placed it on the market for rent.

The authority has received several enquiries from firms looking to take on the site at Ryecroft Hall, Audenshaw.

Described as suiting a, ‘nursery, gym, pre-school or office use,’ the building was most recently used as the base for the A Bed Every Night scheme which provides beds for homeless people.

And a number of proposals are believed to have been out to Tameside Council, who are looking for a rental fee of £30,000 a year.

As well as the main old library building comes the building to the side, which housed a kitchen.

On top of the rent will come a rateable value of £13,250, although according to the legal documents: “The property is available for a term to be agreed on a full repairing and insuring basis.

“The tenant will reimburse the landlord for the cost of annual buildings insurance.”

They add: “The property comprises a garden area to the front, fenced area to side, which has previously been used as a children’s play area, and two separate buildings.

“The main building is the former Audenshaw Library and comprises a series of rooms ranging in size, along with staff and visitor facilities.

“The smaller, separate building to the side houses a kitchen and store room.


“Previous uses since the library relocated have included a pre-school and nursery and alternative uses including office, leisure, nursery, gym etc. will all be considered.”

A spokesman for agents Breakey and Nuttall confirmed to The Correspondent there had been interest and any remedial work needed will be down to what business takes it on.

They said: “We are marketing it on behalf of Tameside Council.

“We have had quite a bit of interest for this one and the proposals we have so far received have all now been submitted to the council for consideration.

“The work at the property would depend really on the intended use of each interested party.”

People living close to Ryecroft Hall backed a nursery taking the library on but were unhappy at the fact it says parking is mostly done on the street.

The Ryecroft Hall Community association said on Facebook: “Really wish they wouldn’t advertise on road parking, the adjoining roads are like a car park already!

“Please remember the hall itself is a fabulous community hub already once we are allowed to open again.

“A children’s nursery would be good.”
